Annual HOA meeting 2019

Board members in attendance: Jo Anne Hook, James Morgese, Nathan Peters
Jo Anne welcomed everyone and reintroduced the board.
Nathan recapped minutes of the 2018 annual meeting.
Scott reviewed the 2018 financials, notable items below:
- Net income for 2018 was $6,218.39, which reflects differently vs 2017 due to timing of HOA pre-payments
- Firetrol expenses were down in 2018 vs 2017, as less unforeseen maintenance was required
- Electrical was higher due to installation of LED lighting and increasing lighting in the rear parking area
- Insurance—Scott noted that our insurance policy changed in 2018, as we cancelled earthquake component of our State Farm contract
- We now have a separate earthquake insurance policy with Access—note that some of these expenses have been increasing due to recent earthquake activity in Bluffdale
- Security—a big focus for the board in 2018 was improving our security
- The larger scale fencing expense will appear under 2019 financials, as it was upgraded in January.
- It was suggested that we have a notification process for security incidents to homeowners
- Our checking account increased to $36,732.60 and Fidelity reserves grew to $82,282.43
Scheduled repair items for 2019 include:
- Paint north/west facing balcony railings ($5,000 allocated) will be done in the spring
- 4th floor comprehensive common area paint and touch up ($5,730 allocated), and carpeting will likely need to be replaced
- Building wide stucco inspection and repair ($9,000 allocated)
- Other repairs under consideration include painting of the lobby and flooring of the lobby
The 10-year pro-forma has been refreshed with up-to-date expense projections
The south entrance hallway floor will be scraped and repainted this spring
Nominations—as James’ term expired, we took nominations for a new board member
Lani Perkins, a resident of The Club for 14 years, was voted in as Treasurer of the board
Non-Smoking Amendment—attendees discussed and voted on making The Club a non-smoking residence, and becoming in compliance with the Utah Clean Air Act
- Of votes submitted, we are currently at 66% in favor of a smoking ban
- We encourage all owners to submit their proxies to Scott by Friday
