The Club Annual Homeowners Meeting 3/18/2026

Scott Ingham reviewed projects. Roof project to be completed in the next week or so. Guest parking pass system has generated about $5000 in income in the past year. New security cameras have been installed (at least 3 on every floor). No HOA fee increases planned for 2026.
Brent Anderson reviewed profit and loss statements which were sent to all owners. Reserve account presently has $22,000–to be built up again after it was used to pay for roof. It continues to be rebuilt at $4700/month.
HOA club insurance includes earthquake insurance, but all owners are to have their own insurance for at least $50,000.
Future needs are painting balcony railings and resurfacing balcony floors as needed, window cleaning and removing ivy on north side of building.
Ballots to be turned in for re-election of Jean Stephenson or write in a candidate on the ballot.
Process in progress to enable owners to pay HOA dues by auto deposit—may be ready by end of April.
Concerns raised about having quiet hour rules—this will be looked at and addressed further. This is a nonsmoking facility.
Concerns raised about the neighborhood. Scott Ingham has been talking with both the city and the developer about the old police station project. He is also asking the city for foot patrols rather than police just driving through or parking to watch the neighborhood. Owners encouraged to report issues through mySLC website (found under SLC.gov) Residents also encouraged to thank downtown ambassadors as they come through our neighborhood.
